Finding Suitable Tenants

We market your property extensively which generates enquiries from potential tenants. We carefully screen all applicants in order to find the right tenant for your property. We cannot stress the importance of finding you the right tenant for your property, it is not always the first applicant, it doesn't always happen within a few days of marketing. However a successful long term tenancy is what we want to achieve.

Full Management Service

Once a suitable tenant has been found and the process of moving them into the property has been completed we offer a comprehensive management service. This encompasses collecting the rent on a monthly basis, providing you with statements, ensuring the property is maintained to a high standard and deal with any problems at the property or with the tenant. This service is popular with many landlords who wish to run their rental property professionally and efficiently and who don't want direct involvement with their tenant.

Inventories and Schedule of Condition

It is imperative that you have an inventory and schedule of condition for your property, even if it is unfurnished. This is signed by the tenant on moving in and is essential when assessing the wear and tear of the property at the end of the tenancy.

Checking In and Out Tenants

Checking in a tenant is important as the inventory can be agreed and metre readings taken, it also means that the tenant is made aware of any items of special importance for example location of sceptic tanks / wells etc.

Checking the tenant out at the end of the tenancy is just as important as it allows the inventory to be checked and agreed with them which means that the deposit can be dealt with in a timely manner.

All of the above services are provided by Somerset Property Lettings, our fees are competitive and we provide you, our client with an outstanding level of service.

Full Management Fee is 12% of the monthly rental, Find A Tenant Service is charged at 75% or 50% of the first months rent if the property is managed by SPL. Fees are deducted from the first months rent for tenant finding and monthly thereafter.
